Finding a VA-Eligible Home
Not all homes are eligible for VA financing, so it’s important to know what you are looking for—and whether or not that ideal property would be eligible—before pursuing a VA loan. Partnering with a VA-savvy real estate agent can help you navigate these questions.
Eligible property types include:
- Move-in-ready single-family homes
- Condominiums in a VA-approved complex
- Manufactured homes that meet the following conditions:
- Must be properly affixed to a permanent foundation
- Single-wide homes must be at least 400 square feet
- Double-wide homes must be at least 700 square feet
- Homes must have permanent eating, cooking, sleeping and sanitary facilities
- Modular homes attached to a permanent foundation and built according to HUD guidelines
- New construction from a VA-approved builder
- Unique properties, on a case-by-case basis
The VA Loan Process

Contact a VA Lender
Find a lender who is experienced with VA-eligible buyers like yourself, and has the experience and expertise to maximize those benefits.

Get Pre-Approved
After you’ve made contact with that lender, you’ll need to submit a few documents providing information on employment, your military service and other requirements. Through the pre-approval process, you’ll gain a better understanding of precisely how much a lender will be able to help you financially, and what you’ll qualify for.

Find an Agent and Begin Your Home Search
Though it’s certainly possible to begin your home search before you are pre-approved, it always simplifies and expedites the process when you begin that process after you’ve learned what you can afford. This is especially true if you are doing so with an experienced, VA-friendly real estate agent who knows the ins and outs of this particular process by your side.

Make an Offer
After you’ve found the house you want, it’s time to submit an offer to the seller. This process in particular will be aided by your real estate agent, who will negotiate contract terms on your behalf.

Processing and Closing
After a seller accepts your offer, you will work closely with your VA lender to finalize your financing, as well as to determine that the house you are planning to buy meets the VA’s property requirements. Upon approval from your lender, a closing date will be scheduled, and your loan will be finalized.
